If you have been in the landlord game for a while then you will know that not all tenants are model citizens and some can end up causes more problems that are worth dealing about. That being said, it is important that you are protected against this.

Lets look at an example. One of your tenants has failed to pay their rent for the past few months and when you try to contact them they do not answer. This may seem like the time to panic and realize that you have already lost two months rent and stand the prospect of losing more months; however this is not the case. The same goes for contents insurance. If you find, that, at the end of a lease there have been some items in the property that have been damaged and you cannot contact those responsible then you do not have to lose out financially as a good insurance policy will often cover the likes of white goods and other basic furnishings in the case of them needing repaired or replaced altogether.

Being a landlord can sometimes be a stressful position however the rewards are high. Making sure that you have a fully comprehensive and correct plan of insurance should the unthinkable happen will go a long way to having a sound business plan.
